Look closely at the right side, and you’ll see a vertical crack just beside the outer row of bricks. The mortar crown has deteriorated along the edges, contributing to the deterioration of the mortar between the bricks. The two cock-eyed black chimney caps should be replaced by a multiflue cap that covers all 3 flues. The center flue is downdrafting – probably because of that slant on the cap – causing smoke stains on the chimney. The chimney needs to be torn down to a point where the bricks and mortar are stable then be rebuilt, a new mortar crown needs to be laid and a multi-flue chimney cap installed to protect all the flues from weather damage and entry by animals.
